1. You can accept the home as is, forgo a home inspection and hope that there aren’t any major deficiencies that may end up costing you thousands more.

2. You can hire a professional, qualified home inspector to conduct a thorough inspection of all of the major components of your future home, identifying any issues in a clear and concise written report.

You may be thinking: “Buying a home is expensive, why would I want to spend any additional money on a home inspection?”

Choosing to have a home inspection will:

Give you peace of mind that the home you are purchasing is not going to have any major issues requiring costly repairs.

Give you the ability to test for dangerous environmental issues, such as Radon gas.

Allow you to negotiate the asking price of the house in order to compensate for any undisclosed issues or defects.

A typical Higher Standard Home Inspection lasts between 3-5 hours, varying based on the size of the home and other factors. During the inspection, I will inspect every major system and component of the home. The inspection report shall identify, in written format, any defects found within the specific systems and components of the house. The inspection report will also include additional comments, pictures, and recommendations as well as typical life spans, the locations of any emergency shut-offs found in the house, and maintenance tips.
